This is a great list, I wish I had this list when we were trying to sell my girlfriends mom house. This list is extensive and would have been great to have when she was trying to sell her home before the lender could foreclosed on it. 		<description>I completely second taking a closer look at lighting. We finally replaced some of the builder-standard fixtures (hooray gift cards!) and what a difference it made! Even inexpensive fixtures look loads better to buyers than the bottom-of-the-barrel builder fixtures. Then we changed the bulbs, and that made each room look totally different (some in a not so good way...).  Easy, cheap fix.</description>

This is a real solid list, and I can testify that I did all of these things with the exception of removing odors (there were none) and it led to us selling FSBO and getting $12K in equity in a tough market (we only had the house for two years and $12K was about 10% of the home&#039;s value).</description>
